Choosing a janitorial partner is an important decision. At Method Cleaning Services, we believe clear communication and transparency matter as much as spotless floors. Below, we’ve answered the most common questions we hear from facility managers and business owners across Berks, Lancaster, and Chester Counties. These responses explain how our employee-based cleaning model, quality control system, and consistent supervision help deliver cleaning you can count on every single day.

FAQ

Learn how Method Cleaning Services keeps facilities consistently clean, safe, and well cared for.

What areas do you service in Berks, Lancaster, and Chester Counties?

Method Cleaning Services covers most commercial corridors in these three counties. In Berks, that includes Reading, Wyomissing, Muhlenberg Township, Exeter Township, and Shillington. In Lancaster County, that includes Lancaster city, Manheim Township, Lititz, Ephrata, and Elizabethtown. In Chester County, that includes West Chester, Downingtown, Exton, Coatesville, and Phoenixville. If your site sits just outside these towns, we can still likely support you. Ask for a quick site check.

What types of facilities do you clean?

We focus on commercial environments where consistency matters. Offices and corporate campuses. Banks and credit unions. Manufacturing and distribution centers. Medical and dental suites. Schools and childcare. Churches. Auto dealerships. We build scope by room type and soil load rather than a generic “one size fits all” list. That keeps high-touch and high-risk zones prioritized.

Do you use employees or subcontractors?

Only W-2 employees. No subcontractors. Method Cleaning hires, vets, trains, and supervises every cleaner on your site. That gives you predictable results, better safety compliance, and clear accountability. It also means we can backfill absences without scrambling.

How do you price janitorial service?

We price by production rates tied to square footage, fixture counts, traffic level, and scope complexity. We then convert those rates into a fixed monthly service that includes labor, payroll burden, supervision, insurance, and standard supplies. Variable add-ons like floor care or window cleaning are quoted per occurrence. You will see the assumptions. No hidden fees.

Can you meet our schedule?

Yes. We routinely handle first shift day porter, second shift after-hours, and hybrid schedules. In places like downtown Lancaster or West Chester where parking and security timing can be tight, we plan start times with your team to avoid conflicts with evening events or early receiving.

What is your onboarding process?

A short timeline. Site walk and scope confirmation. Safety orientation and key control. Custom checklists by room type, task, frequency and day of week. Initial deep clean to reset standards. Then steady state service with periodic quality checks. For multi-tenant buildings in Reading, Exton, or Ephrata, we coordinate access with property management so moves and deliveries do not derail week one.

How do you ensure quality?

Method Cleaning Services uses a Five Pillar Approach. Trained people. Clear scope. Documented checklists. Routine inspections. Fast feedback loops.  Issues trigger same-day corrections and coaching. We do not wait for month end to fix a daily problem.

What training do your cleaners receive?

Role-based. Core janitorial methods. OSHA basics. Chemical handling. Bloodborne pathogen awareness for medical suites. Restroom decontamination standards. Hard floor and carpet care. Alarm and access protocols. For sites in regulated areas, we add GMP-style behavior and gowning rules. All training is documented and refreshed.

Are you insured and bonded?

Yes. General liability, workers’ compensation, and umbrella limits sized for corporate and municipal requirements. Bonding available. We will name your entity as additional insured and provide certificates before start.

Who supervises the cleaners at our facility?

A cleaning supervisor handles daily direction, conducts inspections and provides coaching. Your account manager, who is generally the owner of Method Cleaning Services, owns the relationship and results. You will have one escalation path, not a call center. For larger sites around Lancaster city or West Chester borough, we may place an on-site lead during peak hours.

How do we communicate day to day?

You choose the channel. A shared log, email, or a single mobile number for your account lead. Work orders and punch lists get time-stamped. If you message before 5 p.m., we aim to address it the same night. Emergencies get immediate dispatch.

What is included in “standard” nightly cleaning?

Trash and recycling pull and relines. Restroom sanitizing and restocking. Dusting and high-touch disinfecting. Vacuuming and hard floor dust mop plus damp mop. Glass spot cleaning. Breakroom wipe downs. We tailor frequency by area so conference rooms in Wyomissing do not get the same attention as production restrooms in Coatesville.

Do you offer green cleaning?

Yes. We provide EPA safe chemicals, microfiber systems, and dilution control. HEPA filtration vacuums are standard. We can provide a written green policy for LEED or corporate ESG reporting. If you need fragrance-free in clinics near Lititz or Elizabethtown, we will spec it that way.

What about infection control?

Disinfection is risk based. Daily high-touch disinfection using appropriate dwell times. Targeted electrostatic application during outbreaks. Color-coded microfiber to prevent cross-contamination. We follow CDC guidance for respiratory illness spikes.

Do you handle floor care and windows?

Yes. Scrub and recoat, strip and refinish VCT. Machine scrub safety flooring. Low-moisture and hot water extraction for carpet. Interior and accessible exterior glass. We schedule these around your production and foot traffic. For busy corridors in Reading and West Chester, we stage phased work to keep egress clear.

How do you protect keys, badges, and alarms?

Alarm codes are restricted by individual. We practice open and close procedures during onboarding to prevent false alarms. If you require a separate access vendor, we coordinate the credentialing.

What is your contract term and cancellation policy?

Most agreements are one year and we'd rather earn the renewal than lean on paperwork. If we're not meeting the standard, you'll have the owner's mobile number and we'll act on it the same day. We rely on performance, not lock-ins.

How do you transition from our current cleaner?

We run a respectful handoff. Scope capture before changeover. Night one reset clean. Communication to building occupants, as appropriate, so expectations are clear. If there are legacy deficiencies in facilities we map those openly so you can see the improvement curve.

Can you support multi-site accounts?

Yes. Many clients have offices in Reading, Lancaster, and West Chester, as an example. We standardize scope and supplies, then schedule teams to reduce windshield time. One invoice. One point of contact. Consistent training across all sites.

How are your people vetted?

Application screening. Background checks when your facility requires them. For child-serving or healthcare sites, we match your stricter requirements. We also pay fair wages and offer stable schedules. That reduces turnover and protects your facility.

How do you invoice and accept payment?

Every four weeks in arrears with clear breakouts for base service and any add-ons. ACH preferred. We can work with purchase orders for large entities, municipalities and schools.

What makes Method Cleaning different in practical terms?

Employee cleaners. No subcontractors. Documented scope and checklists for your exact building/facility. Supervisory inspections you can see. Fast communication with one accountable lead. Transparent pricing. Local coverage where you operate. Reading to Lancaster to West Chester. We do not promise perfection. We promise a tight system that catches misses quickly and keeps your facility consistently clean.
